Legionella Risk Assessments
Letting Agents, Landlords and Duty Holders of residential properties have a legal responsibility to their tenants, to undertake suitable precautions to prevent and/or control the risk of exposure to Legionella bacteria, which causes Legionnaires disease.
Legionnaires' disease is a potentially fatal form of pneumonia caused by the inhalation of small droplets of contaminated water containing Legionella. All man-made hot and cold water systems are likely to provide an environment where Legionella can grow. Conditions which are favourable for Legionella include, suitable growth temperature range, water droplets produced and/or dispersed, water is stored and/or re-circulated, nutrients for the organism to grow such as rust, sludge, scale, bio-film etc then the bacteria may multiply, thus increasing the risk of exposure.
Organisms can colonise both large and small systems, so all require risks to be managed effectively.
We are fully qualified and insured to carry-out Legionella Risk Assessments on residential properties. Once completed, you will receive a full report that will identify any potential risks and establish if any measures are required to eliminate and/or control the spread of Legionella.
