Energy Performance Certificates

The Energy Performance of Buildings Directive (EPBD) of 2002 requires that all existing Domestic & Commercial properties that are to be sold, rented or leased require an EPC or Energy Performance Certificate for the property. Additionally, for new housing a SAP calculation or Standard Assessment Procedure is required and for commercial properties a BRUKL Report or Building Regulations UK, Part L (or SBEM Calculation) is required.

With the introduction of the Minimum Energy Efficiency Standards (MEES) legislation in April 2018, if you are a landlord or letting agent and your property has an EPC rating of F or G, it cannot be rented until work has been completed to improve the energy rating to a minimum of an E. We can help you to improve the energy efficiency of your property and provide you with advice on the least disruptive and most cost effective way to improve the energy rating of your building.

You will also be asked to produce a Domestic EPC or Commercial EPC when applying for the Domestic Renewable Heat Incentive (RHI) scheme or the Non-domestic Renewable Heat Incentive (RHI) scheme. These are government schemes that pay a grant to householders or property owners who are using renewable energy. Examples of renewable energy include biomass boilers, solar panels, ground source and air source heat pumps.
