A Commercial EICR should also be carried out on any properties that are about to be Leased or Sold, or have been recently refurbished, extended or modified. Additionally any commercial property that has experienced fire damage, structural defects or flooding should also have a new Commercial EICR carried out to identify any electrical faults, or problems that could cause issues in the future.

Electrical Installation Condition Reports

A Commercial EICR or Electrical Installation Condition Report is an inspection and test of the fixed electrical wiring, equipment and appliances within a commercial property. It includes the Electrical cables, Sockets, Light fittings, Switches, Distribution boards, Mains panel and Fuse boards.

A standard commercial property, such as offices, schools, care homes and nursing homes need have an EICR carried out every 5 years, where as Industrial units and any property that is generally open to the public, such as bars and restaurants, hotels, leisure facilities and gyms need an Electrical Installation Condition Report renewing every 3 years. Any commercial property that may be susceptible to dust and high temperatures, such as hospitals, petrol stations, spas and swimming pools require a Commercial EICR to be produced annually.

Our commercial electrical engineers are accredited to either NAPIT and/or NICEIC and are also qualified to carry out any remedial works that is required, so rest assured we can put right any dangerous electrical installations that arise.

Over time and with general wear and tear, electrical appliances and installations start to deteriorate and although visual inspections can be carried out by Landlords and Agents, this is insufficient to comply with the Law.

As a Commercial Landlord, a Leasing or Managing Agent you could be prosecuted if someone is injured on your rented or leased premises, even if they have illegally entered the property, such as trespassing.

The Landlord & Tenancy Act of 1985 requires that rented or leased properties should be fit for people to live and work in. It places a legal duty on commercial landlords and property owners to keep fixed electrical wiring, installations and appliances in safe working order, this includes the supply of water, gas, electricity and sanitation.

The Occupiers’ Liability Act 1957 and Occupiers’ Liability Act 1984 gives landlords absolute duties of care for anyone visiting their premises which includes tenants, family, friends’ and workers etc.
