Electrical Installation Condition Reports

To ensure the health, safety and welfare of tenants and visitors to your properties, an Electrical Installation Condition Report or EICR must be carried out every 5 years which will identify any electrical faults that are found within the property. A domestic EICR or commercial EICR includes the inspection and testing of fixed electrical appliances, electrical equipment, electric wires, sockets, switches, lights and fuse box, and must be carried out by a qualified electrical engineer. 

Landlords and Duty Holders of commercial properties and Houses in Multiple Occupancy (HMO) are legally required to have their properties inspected and tested by a qualified electrical engineer. From the 1st July 2020 Landlords and Duty Holders of properties within the Private Rented Sector (PRS) in England also have a legal duty to have their fixed wiring, electrical appliances and installations inspected and tested.

As a Landlord, a Letting Agent or a Managing Agent you could be prosecuted if someone is injured in your rented or leased building, even if the injured person or people have illegally entered the property, such as trespassing.
