To ensure the health, safety and welfare of tenants and visitors to your rented properties, Landlords and Duty Holders of residential, domestic and Houses in Multiple Occupancy (HMO) are legally required to have their properties inspected and tested by a qualified electrical engineer.

From 1st July 2020 Landlords and Duty Holders of rental properties within the Private Rented Sector (PRS) in England also have a legal duty to have their fixed wiring, electrical appliances and installations inspected and tested every 5 years.

Electrical Installation Condition Reports

A Domestic EICR or Electrical Installation Condition Report is an inspection and test of fixed electrical wiring and equipment within a domestic or residential property and includes the fixed electrical wires, sockets, switches, lights and fuse box.

A Residential or Domestic EICR must be carried out every 5 years by a qualified Electrical Engineer and it will identify any electrical faults that are found within the property, which should be rectified prior to an accident occurring.

Our electrical engineers are accredited to either NAPIT and/or NICEIC and are also qualified to carry out any remedial works and repair faults that are found, so rest assured we can rectify any dangerous electrical installations or faults that arise.

Over time and with general wear and tear, fixed electrical wiring, electrical appliances and installations begin to deteriorate and although visual inspections are carried out by Landlords and Agents, this is insufficient to comply with the Law.

As a Landlord, a Letting Agent or a Managing Agent you could be prosecuted if someone is injured in your residential or domestic rented property, even if the person or people have illegally entered the property, such as trespassing.

The Landlord & Tenancy Act of 1985 requires that residential or domestic rental properties should be fit for tenants to live in. It places a legal duty on landlords to keep fixed wiring, electrical installations and appliances in safe working order, this includes the supply of water, gas, electricity and sanitation.

The Occupiers’ Liability Act 1957 and Occupiers’ Liability Act 1984 also gives landlords absolute duties of care for anyone visiting their premises which includes tenants, family, friends and workers.
